ARCO is partnering with The Meritex Company on a new speculative industrial development along the I-17 corridor in Phoenix, Arizona. The project will transform an underutilized infill site into approximately 130,000 square feet of modern Class A industrial space designed to accommodate a range of future users.

Located on a 7.63-acre site, the development will begin with demolition of the existing office building and associated infrastructure before construction of two new industrial warehouse buildings. Each facility will feature a 28-foot clear height, reinforced concrete slabs, and 3,000 amps of electrical service to support the needs of modern warehouse, distribution, and light industrial users.

The two buildings are being designed with flexibility for multiple tenant configurations. Each will include 12 dock doors, four drive-in doors, and four modern entrance features, providing adaptable access and circulation based on future tenant requirements. Individual tenant positions will have the capability to receive between 400 and 800 amps of electrical service.

Both buildings will also incorporate ESFR fire protection systems and modern building infrastructure designed to support long-term operational performance.

ARCO is partnering with WDP and Seefried Industrial Properties on a new 269,100-square-foot, two-building industrial development in Chandler, Arizona. The development, Arizona Avenue Commerce Center, will add modern industrial space to the Chandler Airpark submarket, one of the city’s growing employment and business corridors.

Situated on 16.7 acres just north of Germann Road, the development will include a 69,300-square-foot Building A and a 199,800-square-foot Building B. Both facilities will feature 32-foot clear heights and ESFR fire protection systems, with a combined 65 dock-high doors, four grade-level doors, 204 car parking spaces, and 56 trailer parking spaces.

The project’s location along Arizona Avenue provides convenient access to major transportation routes throughout the Southeast Valley. A full-diamond interchange at Loop 202 is located less than one mile from the site, with additional connectivity to Loop 101 and Interstate 10. The development also provides access to Chandler Municipal Airport, the Price Corridor, the East Valley labor pool, and regional distribution routes serving Greater Phoenix and the Southwest.

ARCO Construction Company recently delivered Sossaman Business Campus, a 330,500-square-foot speculative industrial development consisting of eight buildings on a 24.62-acre site in Mesa, Arizona. When the owner engaged ARCO, the project was significantly over budget and faced constructability challenges under its original plan-and-spec design. Through a collaborative design-build approach, ARCO identified more than $1.8 million in value engineering savings, helping bring the project back into budget and successfully delivering a campus positioned to serve the growing demand created by a nearby data center development.

Located adjacent to a major data center, the campus was developed to meet growing demand from contractors, suppliers, service providers, and logistics users supporting the region’s expanding technology infrastructure market. As data center investment continues to accelerate across the country, industrial developments located nearby are increasingly attractive to businesses supporting both data center construction and long-term operations.

When the owner engaged ARCO, the project had been developed under a traditional plan-and-spec approach and was no longer financially viable. In addition to cost constraints, portions of the original design presented constructability concerns that threatened the project’s success.

ARCO partnered with the owner to evaluate the project holistically. Working collaboratively with the design team, ARCO identified opportunities to improve constructability, reduce costs, and improve the construction schedule while preserving the long-term value and flexibility of the development.

ARCO National Construction recently partnered with Isom Company and Elopak, an industry-leading packing company, to deliver a 297,440 square-foot paper carton manufacturing and filling facility. The project significantly enhances Elopak’s customer reach and capabilities across the U.S.

The state-of-the-art facility will be used to produce cartons for liquid dairy products, juices, plant-based drinks, and liquid eggs. It includes over 100,000 SF production area, 13,000 square feet of office space, and an 11,000 square foot mezzanine. The facility was strategically located in Little Rock, Arkansas for optimal logistics efficiency with easy access to major roadways and rail networks.

Design-build general contractor ARCO is partnering with WareSpace on the transformation of a 70,000-square-foot facility into a state-of-the-art, micro-bay industrial space and co-warehousing hub designed to meet the needs of small and medium-sized businesses in the Phoenix market.

Located at 9801 S. 51st Street in South Tempe, the new WareSpace facility is strategically positioned in the heart of the Southeast Valley, just two minutes from I-10 and 20 minutes from downtown Phoenix.
